A lot consolidation is a process to take two (2) or more adjacent parcels and merging them under one of the existing parcels. When a city is first planned out, the land is split up into parcels where they think houses eventually go along pre-planned roads. Sometimes not all of these parcels that were made a long time ago are developed and you end up with a vacant lot next to your property. A lot consolidation can be used to take ownership of the land adjacent to your own so you can build a larger house or additional houses by increasing your floor area ratio (FAR).
