If you've ever taken the time to walk around your property while looking at the ground you may have noticed either a nail set in concrete or a lead pipe with a tack on it, both of these with the letters LS followed by some numbers. These objects are known as monuments or property corners. Property corners are used as markers to show the corners which separate the property of focus and adjacent properties or the street right-of-way. Unfortunately, these corners are not always easy to find as they could be buried, offset from their actual location, illegally moved, or removed/destroyed and when this is this case the best course of action to find them is to hire a surveyor licensed by the state board or professional engineers. A surveyor has access to precision equipment and with the aid of county records will be able to locate the true location of a property corner. In the case that the corner is missing, a surveyor that is licensed by the state board or professional engineers has the approval to place a new corner at the location where it should be or once was. Once a surveyor has set your property corner monument, they are required to prepare some type of map to memorialize the monument. This is generally accomplished with a Corner Record Map or a Record of Survey Map. KAPPA surveying can assist with setting your property corners and preparing the appropriate map.
